OF RENTING
Renting has many advantages. Renters have no maintenance costs or expensive repair bills and don’t pay property taxes. In contrast, homeowners pay property tax. Renters also have more flexibility in choosing where they live, access to amenities (e.g., fitness rooms, pools), and typically pay less on utility bills.
THE
RESPONSIBILITIES OF A TENANT
Tenants have responsibilities that must be adhered to the way landlords do. A tenant’s responsibilities (or obligations) are governed by state law. Some of the obligations will be spelled out in the rental agreement, but tenants should check with their state.
The moment a rental agreement is signed, the tenant’s obligations and any other state governed laws go into effect. If a tenant fails to respect these terms, that person would be in breach of the contract. As a result, the landlord may be entitled to recover damages.

The landlord is responsible for providing a clean, healthy, and safe living environment. Many municipalities have state laws and building codes that govern rental unit construction, maintenance, and living standards. Each state is different so specific rules will vary.

SECURITY DEPOSIT
Once approved, the tenant pays the security deposit if required and collects their keys.
